Multiple Offers? How to get your offer accepted!

Today if you are a buyer looking for a home you likely will face a competitive bidding situation, here are 5 tips to use to get your offer accepted.
1/ Offer at least asking price if not more. This sounds obvious but many buyers still come in with an offer lower than asking even though they know there are other offers. This sets you up as either a crafty negotiator (you are not) or a buyer who does not care if they get the house or not, either way not a good idea.
2/Don’t sweat small stuff! Buy your own home protection plan, offer to let the buyer stay a couple of days after the close at no charge, Sellers like this and it will set your offer apart.
3/ Include a bank pre-approval letter with your offer, again sounds obvious but many agents don’t arrange this and it costs their buyers the sale.
4/ Include a hand written note to the seller, describe who you are, why you love their home, this works and again sets your offer apart from others.
5/ have your agent present your offer in person. Agents sell houses, a good one can sell the seller on the benefits of your offer. Misunderstandings or questions which may eliminate your can be overcome at the table, and often the personal touch carries weight with the Listing agent also.
